The Passive Owner is a real estate investor that is interested in self storage strictly for its benefits as an investment. This owner hires a fee management company to accomplish all tasks necessary to operate their facilities for a percentage of monthly facility revenue, and expects monthly reporting and disbursements as well as annual operating budgets for planning purposes.

ACTIVE OWNER
$1000/month
The Active Owner desires to have greater approval over expenditures at their facilities, and therefore pay a flat monthly fee to a management company. This owner must pre-approve expenses associated with onsite visits to the facility from Senior Corporate Officers of the management company for training and employee supervision. Because of their more active role in the facility, these owners do not receive operating budgets.

Do It Yourself OWNER
$500/month
The Do It Yourself Owner is involved of every aspect of the facility on a daily basis, and does not currently utilize the services of a management company to perform these types of tasks. However, this owner understands the value of name brand recognition and economies of sale. This owner can reduce advertising expenses and other marketing costs, while taking advantage of the benefits and reputation involved from flying under the same flag as a large operator.
